Northgate Pointe Office Building

The Northgate Pointe Office Building designed by Ivary & Associates, is a 35,400 square feet shell and core that consists of 4,164 square feet of retail space, 15,615 square feet of commercial office space & common area and 15,621 square feet of structured parking garage. The building integrates concrete, steel and wood structural components along with brick and metal facades to provide a fresh and modern building that blends in with the surrounding Northgate Mall neighborhood.

Some of the challenges encountered on this project involved excavation into the northwest’s rainy season, winter construction of the concrete structure and post tension deck, along with the integration of dissimilar structural materials and facades. The exterior facades were put in place only after rigid investigation of material characteristics and compatibility were thoroughly planned out to ensure proper measures were taken to integrate high levels of weather protection and breathability for the building’s envelope. A large portion of the project also included coordination with Seattle City Light for vault and transformer upgrades along with Seattle Department of Transportation to improve infrastructure to accommodate both the new facility and the public right of ways.
