The Northwest School Dormitory renovation project

First built in 1915, the Northwest School dormitory located in Capitol Hill needed major interior renovation as it approaches its century mark. MRJ Constructors teamed up with Johnson Southerland Architects and the Warren Company to take on the 12,500 SF renovation project in the summer of 2011.

Given only nine weeks to complete the unique project, MRJ was highly involved with the pre-construction planning and provided quick and valuable engineering services months before the project began in order to efficiently schedule and complete the project within budget and on time.

Other challenges that coincided with the short schedule included coordination for material delivery on a small site, making slight changes to the seismic upgrades being installed due to existing conditions, asbestos abatement and demolition of the majority of the interiors, re-routing new power and low voltage distribution to accommodate current demands and to plan for future use, and installing custom millwork to accent the 80 newly installed windows and the 31 hemlock sleep room doors throughout the 25-room dormitory.

MRJ’s scope of work also included installing a new, larger laundry room for the students, new carpet and vinyl flooring throughout, installing new partitions, foam insulation, lighting upgrades, fire alarm upgrades, custom casework, and painting both the interior and exterior of the building.

"We recently completed three projects with MRJ Constructors. The largest of these was a remodel of our Dormitory facility. As a school, we faced a non-negotiable deadline with the beginning of our school year. The day after the Dorm students moved out, MRJ moved in. This project was a complete remodel, including abatement, new walls, new windows, new floors, power systems, data systems etc. As in any such project in a 100 year old building, there were unanticipated wrinkles. MRJ approached each of these issues professionally, never losing sight of our impending deadline. They managed their subcontractors impeccably, kept us constantly updated in weekly project meetings, and delivered our project both on time and on budget.
