Rainier Mixed Use project

In October 2018 MRJ Constructors completed construction on a 4-story mixed use facility located on Rainier Ave. South Seattle, Washington. The facility has a gross square footage of 17,391 sf and consists of 12 apartment units located across the top 3-floors and 3 tenant spaces that are located at 1st floor. This buildings structure consists of slab-on-grade with structural steel & glue-lam beams at the 1st floor with conventional wood framing and glue-lam beams at floors 2-4. The installation of the storm and sewer systems/connections were a challenge with this facility as Rainier Ave. South is an arterial street with trolley lines running parallel to the roadway. The installation of these utilities required careful coordination with King County Metro Public Transportation system which required that any work in the arterial required that the trolley lines be deactivated in order to execute the work. The utility work was accomplished by performing all offsite utility work over the weekend as this was the only allotted time to effectively deactivate the trolley lines for the King County Metro public transportation system. Although challenging, the utilities were installed without any issues.
