B/E Aerospace
The BE Aerospace project consisted of a schedule driven implementation of a truly unique application of an open office concept. The tenant, design team and MRJ Constructors were able to produce a value engineered design which was fully executed ahead of the 10-week construction schedule. 40,000 square feet of open warehouse was transformed into 20,000 square feet of open office spaces, new restrooms, a modern break room, a lobby and mechanical and electrical infrastructure of the additional 20,000 square feet for manufacturing R & D.
The previously un-insulated space was fully insulated on the ceilings and walls to meet energy codes while also combining both white and black thermal barriers appropriate to the functional use of each half of BE Aerospace’s operations. HVAC systems utilizing exposed spiral ducting were added to transform the warehouse environment into an office and manufacturing atmosphere. Mechanical systems were designed and selected that not only met the value engineering criteria but also the schedule and structural limitations. AV and data points are present throughout the space and neatly tucked away and hidden within the structure to maintain a clean visual presentation within the space. Lance Mueller and Associates Architects incorporated architectural features into the space plan that accented the flow of the operations while incorporating characteristics of aerospace interiors touching which will be the end product engineered and designed within the facility.
