Melrose Market Historic Building Renovation

MRJ completed the renovation of two historic buildings located in the lower Pike-Pine corridor of Seattle. The existing 22,000 square foot structures which were originally built in 1919 and 1926 will be divided into tenant spaces ranging from 200 square feet to 6,500 square feet. The buildings offer exposed brick walls, huge Douglas fir beams and ceiling heights that in some spaces exceed 22 feet.

The scope of the work includes additional structural support to meet current seismic code requirements, replacing the roof and adding a new clearstory, replacing most of the windows with historic accurate replicas that meet the current energy code, building new common areas including lobby entry, restrooms and stairwells, upgrading electrical, mechanical and utilities for restaurant and retail tenants, sandblasting the entire interior to expose the concrete, bricks, and wood, creating a historic environment.
